While this is a common misconception, everyone tends to believe that spring is the best time to sell; when the market is loaded with new homes being listed daily.
So what's the #1 reason to list your home this winter? LESS COMPETITION.
Less competition. Plain and simple. According to the National Association of Realtors, housing supply shrinks this time of year, limiting the choices that buyers have. It creates what I call "the sweet spot". The sweet spot to list your home and gain the most exposure is in the late fall and winter months when home listings are at the lowest (November - January).

If you wait for spring when the temperatures heat up, the market will too. Your home's exposure will drop significantly due to competition in the spring. Your buyers may not even remember your home during this time because they are flooded with more and more options to choose from.

This time of year, buyers are still looking for their dream home and those "looky-lou's" will be out holiday shopping instead of wasting your time.
